Abstract

Despite its long-standing presence in architectural practice, prefabrication has yet to be fully embraced or utilized to its full potential. In the context of sustainable building practices and circular economy principles, prefabricated systems can offer considerable advantages, including ease of construction, potential for deconstruction, material reuse, and reduced environmental impact. Materials such as steel and wood are frequently used due to their adaptability and favourable environmental performance. Concrete, however, presents a more complex trajectory in the prefabrication landscape. While historically recognized for its durability and structural capacity, particularly in 20th century mass housing developments, concrete has often been associated with high environmental costs and limited design flexibility.

In recent decades, advancements in concrete technology have begun to challenge these perceptions. Innovations in mix formulations, thermal performance, structural efficiency, and aesthetic versatility have repositioned concrete as a viable and potentially sustainable material for modern prefabricated housing. Taking into consideration these developments and the increasing relevance of prefabrication in addressing global housing and environmental challenges, this article examines the current state of prefabricated concrete construction in residential architecture. A systematic literature review was conducted, drawing from multidisciplinary sources in architecture and civil engineering. Additionally, real-life case studies were analysed to contextualize theoretical insights and explore practical applications. The review synthesizes current knowledge, identifies emerging trends, and highlights key research gaps, emphasizing the need for continued interdisciplinary collaboration in advancing sustainable prefabricated concrete solutions.
